Sunac Smart Valley HQ

This R&D headquarters for Sunac Group in Wuhan spans 62,000㎡, including R&D offices, conference center, staff canteen and supporting retail. The design takes the traditional "courtyard" as its prototype, breaking down the mass into six enclosed clusters.

Courtyard Layout

Taking the traditional Chinese "courtyard" as prototype, the 62,000㎡ mass is broken into six enclosed clusters. Each cluster has its own private garden, creating a spatial sequence of "gardens within courtyards, courtyards within gardens."

Ecological Corridor

The central ecological corridor runs north-south, 30 meters wide, connecting all six clusters. Planted with native Wuhan species, it features water features, relaxation platforms, and outdoor meeting areas. Air quality sensors monitor and auto-regulate ventilation.

Double-Skin Facade

The facade employs a double-skin system: outer horizontal louvers auto-adjust by solar angle, inner full glass curtain wall provides transparent views. The air buffer between layers insulates in winter and ventilates in summer, improving energy efficiency by 40%.

Smart Office

A comprehensive intelligent building management system includes facial recognition access, smart desk booking, meeting room optimization, and adaptive environmental control. The BIM digital twin platform displays real-time energy data and equipment status.

Green Certification

The project achieved LEED Platinum and China Green Building 3-Star (highest level) certifications. Ground source heat pumps cover 60% of HVAC demand. Rooftop solar panels generate 180,000 kWh annually, powering public area lighting and partial office needs.

Employee Experience

One year post-occupancy, third-party surveys show 92% employee satisfaction with the workspace, up 35 points from the previous office. Serendipitous colleague interactions increased 2.5x, and cross-departmental collaboration efficiency improved significantly.
